Terms and Conditions for House Rental in Portugal
1. Booking and Payment:
a. A 25% non-refundable deposit is required to secure the booking.
b. The remaining balance must be paid in full 30 days prior to arrival.
c. Payments can be made via bank transfer or credit card.
2. Cancellation Policy:
a. Cancellations made more than 60 days prior to arrival will receive a full refund minus the deposit.
b. Cancellations made 30-60 days prior to arrival will receive a 50% refund.
c. No refunds for cancellations made less than 30 days prior to arrival.
3. Check-in and Check-out:
a. Check-in time is 3:00 PM local time.
b. Check-out time is 11:00 AM local time.
c. Late check-out may be available upon request and subject to additional fees.
4. Occupancy:
a. The number of guests must not exceed the maximum occupancy stated in the rental agreement.
b. Unauthorized guests are not permitted on the property.
5. House Rules:
a. No smoking inside the property.
b. Pets are not allowed unless explicitly agreed upon in writing.
c. Quiet hours are from 10:00 PM to 8:00 AM.
6. Damages and Liability:
a. Guests are responsible for any damages caused to the property during their stay.
b. A security deposit may be required and will be refunded within 7 days of check-out, less any deductions for damages.
c. The property owner is not liable for any loss, damage, or injury to guests or their belongings.
7. Maintenance and Repairs:
a. Guests must report any issues or necessary repairs promptly to the property manager.
b. The property owner reserves the right to enter the property for essential maintenance or repairs.
8. Compliance with Local Laws:
a. Guests must comply with all local laws and regulations.
b. Guests are responsible for obtaining any necessary visas or travel documents.
9. Termination of Rental:
a. The property owner reserves the right to terminate the rental agreement without refund if guests violate these terms and conditions.
10. Force Majeure:
a. Neither party shall be liable for failure to perform their obligations due to circumstances beyond their reasonable control.
11. Governing Law:
a. These terms and conditions shall be governed by and construed in accordance with the laws of Portugal.
